Below is a plain list of what we will do on every job and what we won't do, ever. Read it before you call. If any of it sounds like the opposite of your last plumber, that's the point.

Every plumber says they're honest. Nobody writes down what that actually commits them to. This is ours, and you can hold us to every line of it.

- Say plainly when a problem is outside what we do

Not once- Run an hourly meter while you decide
- Quote a firm number over the phone without seeing it
- Sell you a new water heater when an element is the fault
- Add anything to the invoice you didn't approve first
- Invent urgency to fill an empty slot on the schedule
- Send a sub you've never heard of without telling you
- Clear a line and call it fixed without finding the cause
If we break one of these on your job, tell us before you tell the internet. We'd rather fix it than argue about it in a review.
What we handle
Seventeen jobs, most available same day.
Residential and light commercial. South side houses have their own set of problems and several of these exist specifically because of them.
Emergency response
Burst lines, active leaks, failed heaters. Short-notice calls seven days a week.
Burst pipe repair
Split copper, cracked risers, and failed supply lines cut out and replaced.
Drain clearing
Cable or hydro jet, chosen by what actually caused the stoppage.
Main line stoppages
Cleared from the cleanout so nothing comes back up through a fixture.
Sewer camera inspection
You watch the footage before anyone quotes a dig.
Cast iron & clay sewer replacement
Common on this side of town. Cracked, scaled, or root-filled runs replaced.
Water heater repair
Elements, thermostats, and dip tubes tested before anyone talks about a new tank.
Water heater replacement
When it genuinely is the tank. Permitted where the city requires it.
Tankless installation
Sized to your real fixture count, not whatever's on the shelf.
Slab leak location
Found electronically before a single square foot of concrete is opened.
Galvanized pipe replacement
Original supply lines in older homes rust closed from the inside out.
Whole-home repipe
PEX or copper, sequenced to keep your water on where possible.
Water softeners
Local water scales a heater fast and shortens every appliance you own.
Pressure regulators
Anything over 80 psi kills fixtures early. We gauge it, then replace.
Gas line work
New runs, appliance hookups, leak testing, and pressure inspections.
Fixtures, valves & disposals
Toilets, faucets, seized angle stops, leaking supply lines.
Freeze damage
Burst pipe and cracked hose bibs, plus insulation before the next hard freeze.
Before you hire anyone
Five questions to ask any plumber. Including us.
Ask these of every company you call. If someone gets cagey on any of them, that tells you more than a hundred five-star reviews.
Are you licensed and insured, and can I see proof?
Yes to both, and you should ask this of anyone who comes to your door. We carry state licensing and general liability coverage, and we will send the certificate before the appointment if you want it in hand first.
Will you quote the job before you start?
Always, and in writing. We diagnose the problem, give you a flat number for the repair, and wait for you to say yes. If you say no, you owe nothing beyond the trip charge and we leave on good terms.
Do you pull permits?
On water heaters, gas lines, sewer replacement, and repipes, yes, where the city requires it. Unpermitted work shows up during a sale inspection and becomes your problem, not the plumber's.
Is the person doing the work the person I talked to?
Ask every company this. Plenty of outfits sell the job with one person and send a subcontractor they have never met. We tell you who is coming and what their role is before the appointment.
What is your guarantee, and what voids it?
Our workmanship is guaranteed and we return at no charge if what we fixed fails. What it does not cover is a different failure elsewhere in an old system, and we will say so plainly rather than pretend one repair fixed everything.
About us
South side based. We know these houses.
We run out of West Theo Avenue, which puts Harlandale, Highland Park, Collins Garden, Palm Heights, and the Southside a few minutes out instead of across town. We cover the rest of San Antonio, but down here you'll get us faster.
The housing stock on this side is older than most of the city. That means cast iron drain lines well past their service life, original galvanized supply rusting shut from the inside, clay sewer laterals full of roots, and a lot of pier-and-beam mixed in with early slabs. Those failures are predictable if you've seen enough of them, and we have.
It also means a repair is often the right answer where a newer-construction plumber would quote a replacement. We'll tell you which one you're actually looking at.
